How much to offer new builds

Hi, I've just started to look at buying my first property (focusing on new builds). I've seen some which I'm interested in around the £215k mark - how much should I offer?? Would 20% to start be too much? Help please!!!

    id ask for 30% off they are worth alot less than they claim
  • I would be interested to know which developers are accepting less than their list prices, as I am looking at new builds too, but they were quite firm about the price. It may be that the developments I have been looking at were the ones that were actually selling though!

    Have a look at non new builds in the area that are a similar size and quality, and see what they cost, and offer about the same.
    Should've = Should HAVE (not 'of')
    Would've = Would HAVE (not 'of')

    No, I am not perfect, but yes I do judge people on their use of basic English language. If you didn't know the above, then learn it! (If English is your second language, then you are forgiven!)

    Don't offer them a penny over fifty quid ... and don't forget to tell them your offer will be reduced by a tenner every day they take to think about it.

    Just thought I'd get in with the usual, indispensable advice one can glean from this forum. :D

    Btw, there's a specific sub-forum to discuss house prices. Please try and keep to it. ;)

    They're reluctant to reduce while the houses are still being built. My friend bought one where it had been finished for a few months and the builder was approaching the month of their financial year end. He bought one for about 35% off the original asking price (which had been reduced by the time he looked at it).

    Perhaps this is just for that particular builder? I got another 30 grand off after they had already been reduced. Now less than the "used" houses of same type in that and surrounding area. This was December 08 too so nowhere near year end and was due to be built after their year end (however things have progressed very quickly and they have brought it forward from August to May to fit in their year end but at the time of negotiation didnt know this. Other builders I went to reduced the price before I even got to negotiation stages so it is there up for grabs.

    Is it a 3 or 4 bedroom house? with a garage?

    If its on sale for £215k, is that reduced or the original asking price? Try £150k.
