HIPS Are these company's ok?

Just did a quick Google search and came up with these two company's, is there anything I should look out for in particular?

They are both around the same price at £210 ish Leasehold

Need it done ASAP

  • Problem is that unless you know a lot about these things you probably wouldn't spot a mistake if they made one.

    In very general terms it must be more likely that a cheap company could make a mistake because they might not understand some technicality. However, a lot of the time it won't make much difference in the real world, because the buyer won't understand it either!

    As said above, be careful of the cheap packs. would you buy the cheapest washing machine? Ask your local solicitor.

    I got my leasehold one from hips4u.com and my solicitor and buyer are happy with it.

    We've said on here before that if you have an unusual property (share of freehold, odd freehold to leasehold conversation etc) it might be better to use your solicitor. But if, like me, you have a bog standard purpose built flat, they seem fine. And mine was £300 less than the EA wanted. :eek:
  • If it's any help I'm currently selling my property and used my solicitor to organise/produce a 'portable' HIPs; they appear to have used Quidos.
  • It is fair to say that the Royal Institution of Chartered Surveyors (RICS) and the National Association of Estate Agents (NAEA) have never been the greatest admirers of Home Information Pack legislation.

    The original drafts of the legislation had HIPS containing much more information, and it got scaled down and scaled down before it passed. In their original form, they would have been useful. In their current form, they're pretty much a waste of time. Still, has to be done so my view was go with the cheapest since my property is straightforward. :)
  • HIPS dont contain anything that helps with the legal process as the buyers solicitor will still do the searches again. The rest will be confirmed in the buyers survey of your house. I recommend you spend as little as possible on a HIP and keep your money for doing the searches when you buy the next house. The HIP has not helped us one bit on the sale of our house, and has only told us what to expect in the survey and searches of the next house. We would have made an offer on the next house without a HIP and would have had all the same info (and more) through the normal house buying process.
