    We are just signing up with a letting agency in Lancs.

    We have to pay the first weeks rent as an admin fee then 10%.

    We also had to get a gas safety certificate which cost us about £60
    An electrician safety report £75
    An efficiency report (via agent) £50

    We have also had to replace the circuit board as it was old and didnt comply to the new regulations at £200

    The agency will vet all prospective tenants and do credit checks etc and collect the rent for us so fully managed. Any repairs over £50 will be mentioned before being done but under than, they will sort it for us.

    We've just let out our property using a letting agent in Lancs. We've had to pay a fee of £299 inc. for the tenant finding, advertising and agreement stuff, plus £65 for a gas safety certificate (told we didn't need electical safety because its not a house of multiple occupation) and we already had an EPC from when we were trying to sell it.
    Because it's being managed, we also pay 10% of the rental per month. However, when it comes to renewal time there is no charge.
    I think we are giong to have to try and renegotiate the repairs costs, as it's at £150 before it is okayed with us (I'd rather it was £50 but forgot to change this before we signed, doh!).
