House hunting advice needed

Hi All,
I will be looking to buy our first house with my OH in late 2010. I know it is too far ahead to think of house prices etc but we are currently trying to narrow down potential areas, where we can possibly start tracking markets.
We won’t be able to afford house in the area we currently live (Loughton, Essex) and look to move somewhere like Welwyn garden city-Hertford-Ware-North weald (Epping)-Broxbourne and possibly other areas in Hertfordshire. We will be looking for 2/3 bed terrace-semi house in a decent part (with good primary school) within walking distance or a bus to the station (1 normal mile walking not rightmove one pleaseJ)
I would need access to London terminals. OH will be out and about travelling needing access to Hertfordshire, Reading, Oxford, and Cambridge to visit clients. We expect our budget to be around 210-215k starching to 230k if we delay our purchase by a few months.
It won’t be possible to move to any of the areas due to cost involved in moving etc. So, what other steps can we take to make sure that we don’t end up somewhere we don’t like? Any insights on the area listed above will also be greatly appreciated.
Also, I will be very grateful if people here can give us idea as to how many areas do they narrow it down to when they start looking to buy a house, is it just few streets or one area or one town or council or one county!!!!
