Finally started visiting the EAs.

There was a flat advertisted in the local town on Rightmove and it didn't shift for months. I was in town last week and I saw a "sold" sign outside the block. I was feeling a bit nosey, so I called round the EAs. They looked a bit bored, so were keen to talk.
I was quite cheeky and said "tell me what you have for under £100K".
They said "do you know what you can afford" and
I replied
"roughly, yes, and I know how much I'm prepared to borrow".

Anyway, I agreed to see the mortgage advisor a few days later.
So I called in on Wednesday last week. He was very helpful and I think my curiousity and MSE background knowledge made a change from the normal glazed looks and "is the answer yes?" style of most applicants.
When I explained about my single credit card not being debt, but in a high interest account he said "do you go onto moneysavingexpert then?"
LOL. Apparently, he comes on here sometimes too.

Anyway, the upshot is that I have an agreement in principle for a £147K mortgage, but I don't want to borrow that much. More like £80K if I can find anything I can tolerate at that price.

Next move is to go and visit more EAs and start looking at properties.
Happy chappy
