    Ummm yes & no! It is a house exchange deal so we have knocked 20% off their asking price & also 20% off what we think would be an equivelant asking price for our house. Not sure if that makes sense but we had to guess a bit at our asking price as our house wasnt on the market. Therefore their house is 4/5 bed detahced iwth an aksing price off £300000 which we reckoned made our house worht abot £155000 (which neither of us would get at the mo) so have offered £240000 on condition they buy ours for about £124800 (can't remember exactly!). To be honest we feel both of these are pretty reasonable for our town at the mo, just not sure if vendor will see it that way too......

  • I made an offer of £215,000 on a house that was on the market for 9 months at £300,000 and havn't heard a word for 2 weeks

    Ahh well we can't wait, we either need this accepted this month or we're having to put a move on hold til the Autumn or later as I'm dropping another sprog in June! Still, at least we're prepared to walk away if the the price isn't right...

    Wait until you see the difference in the housing market next Autumn.. i reckon it will be in a far worse state than this...so maybe they will do you a favour and reject.
    It is nice to see the value of your house going up'' Why ?
    Unless you are planning to sell up and not live anywhere, I can;t see the advantage.
    If you are planning to upsize the new house will cost more.
    If you are planning to downsize your new house will cost more than it should
    If you are trying to buy your first house its almost impossible.

    Well they turned us down immediately stating that he thought the price difference between the 2 houses would be £170000! That was the case at the market peak in early summer 2007 but not now. Seeing as how he's an estate agent you'd think he might be more realistic.... So our offer of £116000 difference didnt go down well. Will give him a few days to stew & go back with £130000 difference which will be our final & best offer as it just isn't worth any more than that & we can always start looknig again in the autumn (when this house will still be for sale in my mind!).
