I'm pretty sure this is a new contract that would require deposit registering and EPC, the way LLs get round this is to use periodic rolling.... which is why it seems so odd they are asking for this0 -

I wouldnt tell them that untill the heating/water probs have been resolved .I am a LandLord,(under review) so there!:p0 -
EPCs not required where the tenant is an existing one, regardless of whether a new contract is signed.

I agree with tbs624 - EPC not required where existing tenant signing new AST - I think the requirement is triggered when the property is advertised.0

My view on this is different to others :rolleyes:
Signing this extension gives you security until the May expiry date.
If you don't sign, the LL can serve notice on you tomorrow and you could be out before May.
I'm not concluding that you should sign it (although I can see any reason why you shouldn't) but you might actually get more security that way, rather than less.Warning ..... I'm a peri-menopausal axe-wielding maniac
