Landlord from hell...my rights?

EDIT: Just had a chat with the landlord and we have worked out an amicable solution.

Whats your tenancy agreement? ist it a AST?
Is the house a HMO? is it regestered as one?
You need to decide if this worth the effort? as you are leaving.
It is normal only to be able to leave on a rent day (you can leave before but you have to pay up to a rent day).
The LL would probably be within his rights now to make you pay till the 3rd of April, I would take his offer of the 3rd of March and doss eleswhere till you go.0 -
You should ring the local housing at the council - private rented sector and alert them to his ways.
Then move.
And do you have a copy of gas certificate? You can always snitch him to H&S if you've not.

It is an AST (well the AST has just expired) and hence I have received the reposession letter.
I haven't heard the term HMO before, but I rent an individual room and I dont share my contract with anyone else. We are all free to come and go as long as we give 1 months notice.
On the AST the landlord wrote ""Tenant can leave at any time..... provided ample time is given (1 or preferably 2 months) with no penalties" I guess this wouldn't make a difference?
You are right in that I don't want any more hassle, I have enough to sort out before I leave.
Will just need to find a B+B for the remaining period I think.0 -

There is a signed gas safety record that is kept in a little folder, I guess that is the same thing.

If your AST has expired, then you just need to give him 1 month notice to move out. If your rent date is the 3rd, then to move out on 3rd April, you need to give your notice before 3rd March. (Obviously, 3rd Feb has now passed, so you can't move out 3rd March...).
Regarding the "deposit", then when you give your notice, point out that it was advanced rent, so cancel your direct debit for the last month, and tell your landlord that this is what you are doing. If he doesn't like it, then point out that if it was a deposit and not advanced rent, then as he didn't protect it like he was legally required to do, you are entitled to claim 3x the deposit back.
(I'm sure he'll see sense and let you use your "deposit" as your last month rent).Should've = Should HAVE (not 'of')

A HMO is a House of Multiple Occupancy they need Licences from the council and meet certian standards.

If there is 3 or more seperate people in the house it is likley that it should be a HMO.0
