    Hello everyone and thanks for all of your replies,

    I went and saw the manager of the EA this morning and told him about my dissapointment in the way i had been deal with and spoken to by his employee. We had a long discussion about the f&f dilema and he made me see that £4950 was far too much for what the vendor would be leaving. I put in my final offer of £124,000 but unfortunately the vendor could not be contacted while i was in the office, so i have been sat at work all afternoon going crazy with worry.

    Anyway when i arrived home this evening there was a message from the EA to say that our offer had been accepted :)

    I called them back and they said we should be done in 6-8 weeks and that both sets of solicitors had been informed.

    I am really happy, and i should at last be able to get a good nights sleep.

    I will try not to get over excited until exchange of contracts.

    Thankyou everyone for all of your support and advice. I will keep you informed of events as they happen.

    Does any one know of any websites with tips for moving house, or can we start a new thread entitled 'MOVING HOUSE TIPS'?

    Hello,

    we got the letter from EA this morning confirming acceptance of our offer.

    My solicitor rang at 6 to ask for £110 for the searches. I have asked him to hold off on the searches until our buyers have the survey back and are happy to procede(no point in forking out at this stage).

    Is it acceptable to hold off on the searches until the survey is done? Which is the usual order to do it in?

    The house we are buying is only 3 years old. Do we really need full searches and surveys or is there a cheaper option for new houses?

    Any replies would be appreciated

  • Estate agents are scum. Despite appearances they are definitely not on your side, they are only interested in making a sale at any costs. Many are working on comission. I've been screwed over twice by them during the negotiation stage. Next time I make an offer on a property I will try negotiating direct with the vendor.

    The estate agent involved in the sale of the house Im buying has been FANTASTIC. When the sale looked like it was going to fall through (vendors decided to divorce) he went out of his way to get the vendors around a table with their solicitors and to agree to sign the contracts. Hell hes even rang me from home as late as 10pm and as early as 7am to keep me informed.

    He really has gone the extra mile for us and as for making money out of the deal, well sure hes not done it for free, but hes worked bloody hard for the .75%
