    As far as I know, they are only needed if a property is marketed. I don't think they are required for a private sale.

  • home information packs. what a complete waste of time and money anyway. i bought my house WITHOUT one, even though it was a legal obligation that one be supplied. would a HIP have affected anything i do in my house one iota? no, it would not.

    the above is my own opinion. ignore if inclined.

    I can't be bothered to find the link to it but the Govenrnment 'Communities' website has all the info there. If you are buying privately, the house has never been marketed and therefore no HIP is required. I promise :)

    Thats correct. You do not need one if there as been no marketing. Thia is taken from the Government sitesales to a family member, neighbour or friend where no marketing has taken place
    non-residential properties
    properties limited by law for use as holiday accommodation or occupation for less than 11 months per year
    mixed sales, eg a shop with a flat
    right to buy and similar sales
    sales of property portfolios
    properties sold without complete vacant possession, eg with a sitting tenant who will remain living in the property after the sale
    unsafe properties and properties for demolition

    The seller, the seller's solicitor and the Estate Agent and the Mortgage Company might have been negligent in allowing a sale without a HIP if one was needed.
