Estate Agents seem rather busy this weekend

Right, I have phoned 3 estate agents to go and view properties this weekend, they are all fully booked with viewings. Its starting to make me panicky what with my experiences of nearly everything I ring up to see, having been taken off the market or sold.
I know I will be shot down, but is this a recovery?

Apparently House prices rose in January.
Who knows?
if it is a recovery though. I love giving home made gifts, which one of my children would you like?

well i read that too, perhaps i should gazump my buyer... (not really)
i also saw that almost the exact same figures were released by nationwide to show the opposite, another drop in prices.

Either everyone fancies a Sunday out viewing - or they've cut down on the accompanied viewings cos they cost money.
I'm viewing two tomorrow and had booked on Tuesday.

I do think things are picking up slowly as well and we are coming into spring a traditional good time for house buying. We had a number of viewings in the last 2 weeks as we were planning to sell our house and then a tentative offer from a family at less than 5% of the asking price. We are at the higher end of the market if that makes any diffence. I do think it all depends. Some people on this forum want prices to drop and drop until THEY can buy their 4-5 bed home. Well, house prices will stablise, I dont know when and neither does anyone else but if you have a reasonable deposit (15-20% plus) and you are in stable jobs have a look around. Show the EA's that you have money to spend and that you are serious. See what sort of mortgage you can get.
I have seen certain posters recommending that people wait (when they are living with parents/house sharing etc etc) and to be honest life has a habit of passing you by. A friend and also my SIL joined a dating agency and found that the majority of men were always looking for someone better, always thinking that next month they might met their their ideal women etc but they did eventually have success. They both met and married their husbands using the agency so sometimes one needs to think - IS THIS RIGHT FOR ME, CAN I AFFORD IT, WILL I APPRECIATE A HOUSE THAT I CAN DECORATE IN ANY STYLE THAT I WANT, CAN I HAVE A DOG WITHOUT HAVING TO ASK PERMISSION....
I would not dream of suggesting that you go ahead and buy a place in a rush, however there is not much around and people IMHO are looking around. We have actually taken our house off the market as we like living here (we have to live somewhere!) and it makes sense for us to keep this house even though we would have liked to release some equity. Some posters will be serial renters but in 10 years I wont have any mortgage/rent.
And people arent like sheep..... It makes us sound like idiots.0 -

Hhhmmm, well I didn't just walk down the high street and see about 100 identical teenage girls (assymetric fringes, thick eyebrows etc.etc) :cool:
Yes people are sheep: I don't mean that ALL people are sheep or that you are a sheep, just that generally people are sheep - they generally follow the crowd. Nothing hugely wrong with that, it just means that you tend to see quite heavy trends...

Remember the agents have sacked all their staff round hear they all have 3 or 4 empty desks in the offices so noone to do viewings.0

The last time I sold a house I had to do some of the viewings myself which I was OK with. I am saying that if you are keen to see inside some of the places on the market show you are a serious buyer. I dont really mind if I show people around the house or not but my EA wanted to do it himself.0

Speaking to an EA last week and he said that the previous weekend was busier than they'd been in a long time. December and January are always traditionally quiet months as well, no doubt quieter than they would normally be however.
Mortgage approvals up as well but I think that has a lot to do with the time of year.Everything that is supposed to be in heaven is already here on earth.
