No-one can predict the prices in sx months time and by the looks of it there will be no summer.
What has happened here is that the clever marketing has caught your eye - and you do not want to miss out - seems like a bargain.

As Doozergirl already mentioned somewhere in her longish post: you can determine roughly what the 'right' price of a new build is by comparing with comparable existing flats or houses. Have you looked at the prices of comarable existing flats and houses?0

I can't think why you are looking at flats when you have houses around at comparable prices. I'm a FTB and was all set late 2007 to buy a flat. Thanks to the mutterings about the economy on here I held off to see what happened and I'm glad I did. Through saving more deposit and falls in prices I can now afford a scruffy semi. It seems much more sensible to look at houses than flats - you don't need to move if you start out with extra room. And as others have said, newbuilds are always ludicrously overpriced.
Probably the difference in the prices they've requested just reflects the fact that they are somewhat more desperate to get rid of the flats as they know people generally want houses anyway. Do as others have suggested and look at prices in your area generally and see if the newbuilds strike you as fitting into that (bearing in mind the recent price crash of course). https://www.nethouseprices.com can be quite useful for that.
One other thing - stop thinking in terms of discounts. The prices you have been quoted as suitable are prices they have made up out of pretty much nothing. Just because they've adjusted that down a little doesn't mean you've got money off the purchase price - it's just them trying to lure you in with a slightly more realistic price and to pretend that the original asking price was also a good deal.0 -

It sounds great. I really like that phrase, you should stick it on the wall outside! I want a name for my house and that would be great but it's not a semi though!
Our neighbours live in dinky cottage. It's such a cute name. We named an old place of ours 'the broken house' The only thing I can think of that isn't entirely sensible for this place is 'spiderwebs'.
Am I going off topic here?
