if you know the address/postcode you could go on the zoopla website to see what the vendors paid for the property - providing it exchanged within the last 10 yrs. if for instance they paid very close to 115k 4 or 5 yrs ago it will help you to decide whether they are likely to accept a reduced offer. if for instance they paid 170k at peak 2007 offers then i doubt you will get any ££ off the price!

we marketed our house as an "offers over" at one point. Didnt get anything over offered! In fact we felt after a while that it was the agents ploy to get us to drop the price without feeling we dropped it!
and the one we are buying was overs over £166k and we started at £152k and settled on £160k.
Houses that we've seen over the last year at offers over have quite often gone for less.
is the house in a chain? if its no chain and the amount you are offering at least covers the mortgage then maybe you'll get it.
I'd say put your offer in and see what happens.0 -

You don't know what the sellers circumstances are. Some sellers are still holding on to the past and have not yet accepted that they HAVE to drop to sell.
Also, I can't believe that there are people selling their property at the moment just for the sheer hell of it - who would if they didn't have to??

Ive got my house on the market, ive got in on for offers in the region of 140,000 the nearest property for sale by me which is similar is 169,000 and theres another one that at 189,000, the latter one has been on the market over 12 months and has never been reduced.
Ive looked at prices and even the estate agent has told me you cant even get a 2 bed maisonate, for the price ours is in the area we live.
2 houses sold in 2004 one for 160,000 which is the same has ours and one for 147,000, but that was a terraced house ours is a semi.
Now i for one will look at any offer, but before i accept any offer i will make a offer on another house to make sure the shortall is equal if not better.
I told the estate agent that the house is that price, but if i go and look and the other people dont reduce, i will not accept any offer, thats why i said offers in the region of.
We had 5 viewers last week and we have got 2 this week, i dont know why anyone would want to come out in this weather.
Im not going to even bother looking until someone makes a offer and then ill see, someone who viewed last week came to view and even said oh this is the same price as a maisonate or a flat, and even went on about the off road parking and the garden has a lot of houses by me dont have this, by us.
They were going to rent their flat out and its gone on the market now, but they told the estate agent they liked the house but it needs a few things doing, now if they think they are going to get a reduction, theyve got another thing coming they can buy the one a few doors up for 169,000 pound.
Im seriously considering renting it out, its just the hassle of renting and ive heard people have had some nightmare of tennants.
Infact if i knew i could rent hassle free i would be better off, financially, but i dont know whether i could cope with all the hassle that comes with it.
