Didnt sign inventory - now moving out

Hi

we are moving out from our house, and have just found both copies of the inventory (1 was for us 1 for for the letting agent). The LL is really strict with and we think may being a little unfair with what is fair wear and tear. When he took us on (through an agency - but he met us first) he knew that we had a toddler. We are already going to paint the kitchen and living room, but he wants all marks painted (we have been in the house 2 years so I would have thought this was wear and tear?)

We also have to get all carpets cleaned, the oven cleaned, windows cleaned, shower cleaned (professionaly), curtains and nets dry cleaned, paving slabs in garden cleaned, plus the usual.

We wouldnt leave it dirty or damaged, but im just wondering what is counted under fair wear and tear? If they kick up a fuss about anything, can we refuse as we didnt sign an inventory? Its gonna cost us £100s to have it all done professionally!

    you do not say what condition the house was in when you moved in ?

    you can do the decent thing and clean - which has nothing to do with fair wear and tear -

    or you can destroy the inventory and leave the place in a shabby state

    fair wear and tear is not about cleanliness or marks, its about things wearing out - carpets getting thinner, cupboard doors not fitting as well as they used -

    worn things still need to be as clean as when you moved in - if it will cost you hundreds now , then maybe you might have cleaned a bit more during the tenancy ?

    You don't need to have anything done "Professionally" just to a professional standard, what ever that means. Half the time professionals are rubbish.

    Is the deposit protected in a scheme?
  • Yeah the deposit is with the letting agents.
    I wouldnt leave it dirty or messy as the LL has been good to us, I just cant afford to pay for everything to be cleaned by a professional. Its not dirty, there are some fingers marks from DD like up the stairs where she couldnt reach the banister, and have kept the oven clean, but the LL is keen to get it all paid for. I dont need anyone to clean for me! My mums a pro and she will be in helping anyway (im pregnant).

    No, not is the deposit with an agent? is it protected in one of the 3 goverment authorised schemes?

    It may not need to be depends on the date you last signed a tenancy agreement. when was this?
