Landlord has done a runner - HELP!!

My sister was advised today by her letting agent that her landlord has basically vanished. Stripped their own house, posted bak the keys, cut off the landline and shut their UK bank accts.
My sister is on a tenancy on their btl flat until July 2009.
I guess im asking for a little advise - i will push her in the direction of Shelter and the CAB to get some advise.
It sounds like her letting agents are used to this and advised her to stop paying the rent as the landlord did not hav consent to rent and the utilities are unsafe (untested).
she is in a bit of a panic and works abroad a lot. thankfully she can move back to our parents 10mins away wenever she likes.
i will ask her the questions like who holds ur deposit and who is the official receiver.
she has been advised that repossession may take 6 months.
Have i missed anything? - all comments welcome!

  • Surely the letting agency holds the deposit/bond as they are acting for the landlord. does your sister have a tenancy agreement with the letting agent and if so will they honour the agreement duration or return the bond if the property is repossesed?

    yes i thought at first their letting was done direct with landlord and they were just placed by the letting agent, but it seems the letting agent is sorting everything.
    i just dont think its legal to withold rent and i have advised her to save each months rent incase there is some sort of comebak. We should have known tho - next door got repossessed 2 months ago. All new build 2bed maisonettes.
    My question is really becuz my sis travels a lot im guessin the baliffs/official receivers can come in and take what they like? So would it be preferable to take everything of value that my sister owns out the flat. The flat is fully furnished with expensive fittings.
    The letting agent must hold an itinery but will the repossessors bother with this?

    go onto the landregistry web site and for £3 she can find out who her LL has his mortgage with -then write to them and tell them she is a tenant (they may not know) she will then be kept informed of any court hearing dates and/or possession dates and/or bailiffs visits.
