Should I ask them to lower the rent?

Hi all,

Just seeking a bit of advice, I have been renting a property now for the past 2 years, and i that time the landlord has only telephoned to ask if we are ok twice (seriously). Hubby and I are looking after the house well but no checks (safety/boiler etc) have been done since we began renting. Any work we have sorted ourselves (albeit very small things like a problem with the loo leaking)

My question is that with the current climate as it is should we ask for a reduction in rent? The house is 3 bed and rent is currently 575. Having had a peep on Zoopla the rent is between 415 and 500 as the house price has dropped.

This is the first time we have rented so any advice would be appreciated.

    You can ask for a reduction in rent, but don't expect to receive one.
    If you think you can save almost 30% on rent by moving then move.

    You can ask for a Gas Safety Certificate (assuming the boiler operates by gas) and you should expect one.

    Why not? - show the price of similar properties as 'evidence'. If the answers no, you could always move, rental properties are 10 a penny these days.

    The less the landlord contacts you the better. LL ringing is only bad news.

    However you should ring ask LL to get the gas check done, there is no need for LL to check anything else if they don't want to. You are required to report any maintaince issues.

    The LL should pay for any repairs but if you can fix for next to nothing then just do it.

    Don't mention the rent, if you do it will only go one way UP!
    Zoopla rent figures are fiction look in the local paper right move etc for real houses that are for rent and how much they are. If you are willling to move out to one of these other houses where maybe the LL is a loon who pops round every week for unanounced inspections, wants to leave a room full of stuff in the 3rd bedroom then ask.

    Look on rightmove rents with property bee and you'll see the drops in rents if there are any

    why would you want a rent reduction because the LL has only phoned twice, and you had a leaky loo ?? the lack of safety certification needs addressing -

    this type of post just shows what some tenants skewed priorities are -

  • So, for example, if the price of a house drops 5% then the rent should drop by 5% too?

    As already stated, i wouldnt use Zoopla as an indicator. Rightmove is a better bet.
