Further to the above, if you want a letter in writing, it will always only be an officer's opinion, and the letter will make that clear. If you want a formal determination, which the Council's solicitors will advise on, then you need to submit a formal application for a Lawful Development Certificate - although you will have to pay for this and it goes through the standard 8 week timeframe before a decision is issued.0

The time it takes doesn't make a difference as we don't plan on moving in for around 9 months, the area around it is 95% residential one way and about 50% the other. I have checked previous applications on the street and many have been change to and from residential, but i don't want to be stuck with a commercial property come 9 months that can't be changed into a house!
