Evicting a tenant

A solicitor will do it for you but the NLA will be cheaper -you have asset worth £150k+ really it's a business not a hobby; it's not just a case of having the form it's about dates and knowing exactly how a section 8 can be negated by a professional tenant who knows that paying off a bit of the arrears on the right date can restart the whole process - I've never been a LL but was a tenant and know enough from these forums about how to run rings arouns a LL if so desired...is there any other means of getting the section 8 form without joining the NLA0 -
a smart tenant can delay a possession date by up to 6 months (happened to me last year and i have been a LL for 10 years) - are you seriously not wanting to spend £100 for proper advice from NLA ??
your alternative is to risk having someone in your property for another 6 months not paying rent, then get the case thrown out (happens every week) cos you filled the forms in wrongly and then have to start all over again and another 3-4 months goes by ???0 -
There are other benefits to becoming a member of a national/local affiliated LL association - you get regular updates on your legal obligations as a LL, you get discounts on your buildings insurance and at local builders yards etc, discounts on LL training sessions etc. Your membership fee can be set against rental income for tax purposes. Another alternative is to use https://www.landlordlaw.co.uk, fees for which can also be offset.0

Why are you bothering with a section 8 notice?thanks for the advice where can i get the section 8 form from?
You do realise it's so easy for a tenant to by-pass such a notice simply by paying of part of the rent owed. e.g. a quid
See my earlier post and post#8 by whathavewedone - a section21 notice correctly issued can be used to get a court to grant you possession - the court has no discretion in the matter.
If you really want a Section 8 form, google is your friend

Personally, I've always found it a little sad that people choose to spend such a large proportion of their lives in this way but they do, and we have to deal with it." - MSE Forum Manager 6th July 20100
