renting house to my son

I rent a house to my son and his family. Do I still have to adhere to Fire Regulations, etc with regard to annual gas checks etc - simply where can i get this advice. I've tried local council and govt web sites but can't find my way and as for telephoning them!!!

They are recommended yes. You should have the annual gas and boiler checks done by a Corgi registered engineer. Regardless of whether they are required or not. Better to be safe than sorry.0

you must provide a GSC gas safety certificate by law. they should cost no more than £65 and will need a new one yearly.0

If you rent a property out to anyone you are legally required to comply with the gas safety regs & other legislation. including tenancy deposit regs for any deposit received by you after 6 Apr 07, and the provision of an EPC if the let began after 1st Oct 08
Now, if your son was to say "I rent from me Dad , do I have to pay him..............";)0 -

Legal requirement not a mere recommendation - failure to get such checks/certification done is a criminal offence.

Thank you everyone I seem to have given the wrong example. Of course the system is serviced and checked every year at a cost of £70 but I am then charged a further £70 for a landlords safety check certificate.
It was more of a legal question in terms of there being any difference in renting to a family at a much reduced rent rather than commercial renting.0 -

Most independant ones will issue a CP12 free of charge for the gas boiler if they service it for £70"Now to trolling as a concept. .... first things first, do you have a tenancy agreement, if not then many of the regualtions do not apply because you are letting someone live in your house as a squatter and so you and they have entirely different rights to the house then under a tenancy agreement.
If however you have a TA in place then you have to do things by the rules, you could always come to an agreement with your son that as the rent is reduced he pays for annual servicing and certain up-keep.
But I agree with Premier that £140 for a gas service and cert is a bit high.0
