EA being naughty with properties

There's a small local EA that's an almalgamation of a couple of other ones. They advertise on rightmove.
However they have recently started removing properties from their rightmove listing when they are not sold, or even under offer. They have now done it with a repo - which I would assume is not what the company wants - they are paying for the EA to get the best price - not hide it away on their own website.

They're not members of any regulatory body - so there's no one to complain to about what I consider to be a dodgy practice - so is it worth me letting the repo company know?
(Bearing in mind Northern rock is owned by tax payers and so they're fleecing tax payers of getting the best price for an asset)

    How much does it cost to have a property on RM? is it not there choice how they market the properties?

    I think it's per office - so whethers it 10 or 400... it should be the same ... unless someone knows different.

    There's no legal requirement for them to put everything on rightmove is there?

    How do you know that they are doing it for nefarious reasons rather than simple straightforward ones? What do you think they could be gaining from this is if it for some ulterior motive?

    They have a lot of rental property - as many EA do. And It strikes me as an easy way to bag a bargain - if you've got the opportunity to hide the properties from the general public.
  • Rightmove charge a monthly fee regardless of how many properties are advertised so the EA is not going to save money by not advertising.

    Is the EA only advertising on their own website now? To be honest they are not breaking any 'rules' by not advertising on RM, the agent can choose where to advertise.

    It may well be that they have started charging a 'marketing fee' depending on what level of advertising the client wants.

    Nothing unusual about this as far as I can see, not sure what you are hoping to gain by telling the repo company :confused:
    My home is usually the House Buying, Renting and Selling Forum where I can be found trying to (sometimes unsucessfully) prove that not all Estate Agents are crooks. With 20 years experience of Sales/Lettings and having bought and sold many of my own properties I've usually got something to say ;)

    Are you complaining as a seller or as a buyer?

    It is presumably up to the seller how they want their property marketed: normally you would expect how a property is marketed to be in the contract. So as a seller, you would have every right to complain if it was taken off of rightmove. However, some times, a seller will want to ramp down the marketing of a property and may ask for it to be removed from rightmove for some reason.

    I think that it is the seller's responsibility to ensure that their properties are marketed as they would wish. I don't think it would be very odd for a member of the general public to tell a mortgage lender that it's properties aren't being marketed correctly... ???

    Do you know the details of the contracts the EA has with the sellers? Perhaps they have a sliding scale of charges which will dictate if / how / when they go on rightmove..

    Your argument is like saying you should report someone for not having their entire portfolio advertised in the local rag every week!
  • What OP may also have missed is that many EA's remove properties from the site and then readvertise with a lower price. This way the properties end up with a new rightmove 'code' and then propertybee etc can't track the price change.

    (PS - propertybee is one of the best inventions ever imo!!)
