First time renovating, advice wanted.

    If it's a new build (in my head it is) then your budget will be absolutely fine. Get on, buy the house and come and play on the In My Home board :D

    £75K + £20 = £95K. There is a property in the same little area same size but ready to move in (admittedly not 100% our taste) for £97,500. That has been on the market again over 3 months so I would think that £90K is more realistic.

    With these figures we are not looking at raising our offer to the £75K.

    It's smaller than I thought it would be. If you spend 20,000 on that then you've not shopped well, especially with mates rates and favours. It really is just a makeover job.

    Give me 12,000 - I'll make it beautiful for you and a profit for me ;)

    I haven't shopped at all yet really. 12,000 with a combi boiler? When can you get to Notts!!

    What! Typical estate agent - wants you to think the offer is £72 while in fact it may be just £70.:rolleyes:
  • Flooring for 3 bed house - i'd say £1500 is a bit tight, may just do it if you diy. remember you will need the extras such as underlay and trims
    on your budget i would go for bamboo flooring as you will get a planked floor (better than a 3 strip floor) for very good price. try urbane living great if you are doing diy as they have carpet and bamboo flooring. prices are much cheaper than the high street. www.urbaneliving.co.uk
  • Is it possible just to replace the doors of the kitchen units, are the carcasses good? Have a look in places like Wickes for discontinued doors. Look for door handles on ebay. Consider Screwfix for door hinges - lots cheaper (but not for door handles.)
    Windows - can you fit yourself? Try Dunsterhouse.co.uk - you measure them and they make to order. They are really good value.
    Does the house need to be completed before you move in? If not, it gives you time to really shop about and look for discontinued ranges.

    I cant see it being near £20k, its only a small house and only 12 years old. Does it not have double glazing already? Id have thought £20k would throw in a conservatory :)

    Just checked, it does have double glazing, do you really need to replace it? What electrics will need doing?
  • you have definitely overestimated decorating and doors. 5 x internal doors should cost no more than £400, including fittings and paint/stain/varnish. paint for four rooms would be about £100 max, or double that if doing two coats. well, that's my experience anyway.
