What would be a reasonable offer on this property.

  • Have you found out what the same/similar properties have been selling for there lately?

    I dont know the area or how the house prices have been affected etc. but at a guess i'd say...£240,000 and see what they say.

    I would think that was very reasonable and if no other interest exists, I'm sure the seller will part for it at that price.

  • Its a brand new estate the house isn't built yet but older properties are going from 200 - 250 although some are very overpriced.

    There is nothing yet to go on as there is no history.

    I have no interest either but my wife has, its basically the same size as the house we have but with a garage, my house could fetch 170 max but probably 150 ish. Its a lot of money for a garage in my opinion. I'm realistic on the price of my house but I don't think they are.

    To manage your wifes expectations, if you currently have a mortgage, you are going to need at least a 25% deposit for a new build house and prices are expected to fall 10-20% this year so you may end up losing a lot of equity or being in negative equity if you can get a big mortgage.

    Is a nice house though and a low offer - say 15% off what similar properties in the area are selling for might be worth a shot.

    Apart from a garage it does look like you're paying for a showhouse. It is absolutely immaculate - could you try and negotiate for a similar plot in the development that is unfinished or a lower spec, for less money? You would pay less and also get to make your own mark on the house?

  • This is the showhouse at another developement. The showhouse on this estate is the same with 5 beds and is 399k

    This plot is not yet started/complete. All the plots that have pictures that are show houses from somewhere.
  • You have to remember that developers are desperate to sell and their banks are on their backs to get money in.

    Also the difference in stamp duty if you purchase a penny over £250,000 - jumps from 1% to 3%.

    I would suggest, after taking the above into consideration, you offer whatever you think you can afford and still live comfortably, after all it is going to be your home and should be seen as a long term investment. Housing market won't always be like this.

    i dont know cheshire, but it does sound rather a lot to me

    would you and our wife be happy buying off plan? i have heard so much negative stuff on here about problems that its put me off for life
