Deeds for my property ??

I bought a plot, built a house without a mortgage and will be looking to sell it in the not too distant future. My question is what are the deeds for the property ? Is it just the land registry document and now of course Hip pack or is it more ?

If you bought it since 2003 then you won't have or need any "deeds" as such because you ownership will be registered at the Land Registry who for £3 will produce an official copy of the register showing your ownership.
There will certainly be other important documents that you will need for a sale, the Planning & Building Regulation Consents, and if it is less than 10 yaers old, to make the property mortgageable, you will need a NHBC or Zurich certificate, or a certificate from a professional such as an architect or building surveyor who supervised the construction.
If there were any restrictive covennats preventing building then you would need a consent from the person entitled to enforce those covennats or an indemnity policy.
None of these are deeds as such, but they are very important.RICHARD WEBSTER
