Advice needed: Break Clause Within 12 Month Tennancy Contract

We are two innocent tennants who would like to get out of a 12 month tennancy agreement if we can...

We signed a contract with our landlord and are currently 6 months through and want to move but... feel as though we are committed to the full 12 months.

Here's the issue though: We have no break clause written into the contract. Is there a default which says 'you are allowed to break after 6 months' or are we absolutely shafted... which is what we fear? What/who could we refer to for this?

    You need to talk to the LL asap - the only way out for you is for a new tenant (one who is acceptable to the LL) to be found. The LL can look to you to pay the advertising/admin costs etc in doing so and you would be obliged to continue paying the rent until the new tenant moved in. You also need to be aware that should the market in your area have resulted in a drop in rents the LL can look to you to make up the shortfall between what you are contracted to pay and what the new tenant will pay for the balance of your 12 month term.

    If I was a LL though, I'd be willing to negotiate something. I wouldn't want people living in my house against their will

    Another tenant wishing to renege on a contract they willingly signed.

    Welcome to the adult world.
    In future, don't sign a contract unless you wish to be bound by the terms of that contract.
    Don't sign a contract unless you fully understand the terms of that contract.
    Seek legal independant advice if necessary before you sign any contract you don't fully understand.
