Another deposit question

Hi
A general question on the returning of deposits. When a tenant moves out and the invantory is done and percentage costs are to be deducted from the deposit towards things like proffesional cleaning etc and a few other things like the odd paint repair. Do these jobs have to be completed and recipts proven for the work done, or can the landlord just keep the money as compensation and not get the work done?

Our last rental the LL took £100 for carpet cleaning (was fine by us) but didn't get them cleaned because a tenant came along the day we moved out!
I know he didn't clean them because we went to pick up mail!

We let this one go, couldn't be bothered with the hassle and to be honest, the total amount taken from our deposit was pretty low.0

blue-mum - it's not clear whether you are asking as a LL or as a T?
Either way, if a LL wants to make a deduction from a tenancy deposit details have to be given to the tenant in writing: the LL has to get quotes for the work and the T is entitled to ask for, and get to see, the receipts.
blue_mum - if you' re the LL, shame on you, if that's what you were planning to do with a tenant's deposit. If you're the tenant, then seek advice at the local CAB & report any LL who tries to pull stunts such as you describe to the local Council's Private Sector Rental Team.0 -

If the carpets needed cleaning and a figure is agreed between the LL & T, that's the end of it.0 -
Hi we are a tenants,
tbs I'd feel well and truly told off if I were a LL !!!
I am willing to pay towards costs as per the check out list, but I was just confused if this was just a figure they can come up with off the top of their heads towards compensation and not get the work done or if the work had to be done and we then agreed on the costs between ourselves and the LL. but for us minus the inconvience of several issues we had to deal with that resulted in our own finanical loss, but that is another story and something we are dealing with ourselves.
