I think you have been given some duff advice concerning the implications on uping sticks and leaving now.
When you resigned in December 2008 for a further 12 months, it was clear that you where signing until December 2009. If there where ongoing repair/agency problems you simply shouldnt have resigned. In my opinnion you wont be able to use the date mistake in the contract to your advantage and are tied into the 12 month agreement until December 2009. If you leave before then, your deposit will be witheld and you will likley be taken to court for the remainign rent.
All you can do is 1) check if there is a breakclause 2) ask the LL to release you early 3) get onto Environmental Health and get the problems sorted.
