Hot property in London?

Hi everybody, just hoping for some advice.
I'm hoping to buy a 2/3 bed flat somewhere in London up to about £150k.
I'm hoping to just hold on to it, and was hoping I could buy somewhere "Hot". Any ideas? I was also thinking somewhere near where the Olympics are going to happen.
I was hoping someone may be able to recommend some post codes or areas to narrow my search. I'm quite flexible, so I don't mind too much.
Many many thanks in advance to you all.

The only thing you'd be likely to get for that money is ex council & even then you'd have to be extremely lucky to find anything with more than 1 bedroom with such a low budget.
You'd be wiser to look a bit further out. You may be lucky in places like Barking, which is on the District Line of the tube. The bigger the bargain, the better I feel.
I should mention that there's only one of me, don't confuse me with others of the same name.0 -
Good luck in your search. But don't forget that the Olympics is just a 3 week event, a mortgage lasts 25 years!0

Thank you for the replies
Are there any other areas that you may know of that are outside the centre, but are still on/close to a tube line, making transport into the centre easy.
Thanks again.0 -
tottenham. victoria line 15 mins into oxford street. you can still get 2 bed flats in period properties for £150k. some areas are also disadvantaged areas and have a nil stamp duty rate to £150k."enough is a feast"...old Buddist proverb0

Thank you - can anyone alse suggest any other areas in that type of location (ie end of tub line/easy to get on to tube)0

Really the District line area going Eastwards is likely to be your best bet. Or as theGrinch mentions, Totenham on the Victoria Line is a possibility. You could possibly be lucky in parts of Walthamstow too.
Generally areas handy to the tube comand higher prices & areas to the north, west & south of the tube fetch very healthy prices. The bigger the bargain, the better I feel.

Morden is on the up...lovely new Sainsbury's just gone in, new flats in the area, beautiful historic Merton Abbey Mills and Morden Hall Park. You can still get 2 bed flats for around 150k if you look hard. Also it is very close to Wimbledon and has a train station as well (Thameslink) for easy access to the City, as well as the Northern Line. And it is pretty safe as well.0

I may be a bit out of date but I bought my first place in New Southgate because it was fairly cheap comparatively. I wouldn't call it 'hot' but it's got its own overground line and the tube at Arnos Grove.0
