Buying house question.

I have a question for a friend but its off the top of my head so hera goes.
He put in a bid back in november for a empty house. The offer was accepted by the estate agents and they took the deposit. (£20,000). He then found out that the house had a debt outstanding on the property before completing the deal any obviously delayed the move. This then went on and on and finally sorted this out last Monday. They then found out that the house was not known to be leashold/freehold which then delayed the move even longer. The information is now sorted but all this time he was paying the rent on his previous house whilst the estate agents/solicitors had his £20,000.
To me, he had been messed around and I think something may be done about this. Can anyone help with regards to the matter?

Why did he give them the deposit that early?It's not easy having a good time. Even smiling makes my face ache.0
