Mundic block

Try again... Have had offer accepted on excouncil property. It appears red brick built but am worrying about mundic block ( we're in the SWest). Would the agent have been obliged to tell us if it was mundic built? We are not cash buyers and i believe it's hard to get a mortgage on a mundic build.

    There is a test you can get done. The surveyor should be asked to advise if the age and build mean a test would be sensible. I think that is the normal procedure.

    Not all houses have sold while mundic has been a known problem so not every seller knows if they have mundic or not. You are buying so should satisfy yourselves it is OK. Ours, for example, was the wrong date build for mundic when we bought, so we were advised to not bother getting a test. However, since us buying, the dates have changed and we now fall into the problem years, so any buyer will probably want to test it (especially if mortgaged). As you say it can affect the value immensely.

    Thanks Kez would that have to be a full buildings survey do you think- as oppsed to homebuyer?

    Also really don't want to pay best part of £1k for full survey if agent or vendor are obliged to tell us beforehand! Help! Thsi has big mortgage implications

    I honestly don't know but think the mundic (if needed) is a separate survey and not part of any normal one - even structural. It may be possible to ask your ordinary surveyor if he could specifically advise on the need for a mundic survey for that particular property and if they offer mundic testing as part of the service (or extra charge).

    I think you have whatever survey you want and then have a mundic separately. Radon testing and mining survey are also common down here, but seem to depend on area. If you are using a local solicitor see what he says as he may have more knowledge of these things than I do.

    You can certainly have a mundic survey on it's own as our neighbour had to when they remortgaged for a new deal.

    If I were buying somewhere and I thought there could be a problem due to the construction I would get the test done myself, no matter whether vendor/agent should let you know. As I said they may not even know themselves. I certainly don't know about my house.

    I've been out of the market for so long it is bound to have changed since we bought which is why it's best to get up to date advice from your lawyer, or those in the know.

    there's also mention of mundic block in a 3 bed terrace in cornwall, which only fetched £85K - didn't realise mundic was such a scary word for lenders
