I was in the process of buying a home but when my solicitor passed the results of the searches the mortgage company called me and said they could not provide me with a mortgage because of a had a Chancel Repair Liability. My solicitor has already purchased Chancel Repair Liability Insurance to cover any future problems but yet the mortgage company will not give me a mortgage.
i have also rung around and first direct and royal bank of scotland have alreay said the same when i have mentioned Chancel Repair Liability or Chancel Repair Liability Insurance. Has anyone else run into these problems? who did you go with in the end? PLEASE HELP!

I was told there was a "Chancel Repair Liability" on a house in Hampshire.
I learned that there are "Chancel Repair Liabilities" all over the country.
You can insure against being required to pay.
The insurance is not very expensive. About £150 I think in my case................................I have put my clock back....... Kcolc ym0 -
Yes, this is an archaic law whereby a local church can levy a charge on a property owner for repairs to the chancel.
Why a mortgage lender would refuse to lend is beyond me. Try getting in touch with a mortgage broker who would have a better idea of who will/won't lend under these circumstances in order to arrange a mortgage for your chosen property.#145 Save £12k in 2016 Challenge: £12,062.62/£12,000.00 Beginning Balance: £5,027.78 CHALLENGE MET

results are in and a warning to all.
do not go with principality building society. they do not support chancel repair liabilities in any way. with insurance or not.
i have now lost my valuation money and 8 weeks of my life waiting for the mortgage to be organised. i am now going with another company and paying for another valuation.
i cant warn people enough about this building society plus their customer service was absolutely rubbish. their rates may look good but there is a price to pay.0 -
At first sight it looks as if you have been hard done by.

I have to pay this insurance too! God knows why (no pun intended!). I can't see a church nearby!!
My solicitor hasn't warned me that it could affect my mortgage application. Is that common?0 -
