    Do you want to live on a "to demand" building site for the next 10 years?

    Roads don't get finished until all the houses are built - and it can be a nightmare.
  • i have seen the plot which the house is going to be on and it is the last home to be built on one section of the development and already sorted out with solicitor about a time scale for building

    Go to the building site at night. Go see how many kids lurk in it. They are a magnet for problems.
    Which solicitor? Their recommended one?

    If you are very keen to go ahead, please read through the forum about all the disappointed people who've had huge delays, financial losses and have had to get a mortgage on a property that's lost tons of value whilst it's been being built and then found they can't complete and are still liable for the money.
    And the estates that whatever they promised will not get built.
  • If you are in no hurry to buy, why not wait and see how the market pans out for the next 12 months? House prices are not going to recover overnight and you could find yourself in negative equity by committing to a purchase now.

    Good advice. Don't do anything in haste which you will regret. Prices are plummeting. It is likely you will get a lot more for you money in twelve months time.
  • Have to agree with 2 or 3 of the negative posters...

    There is NO guarantee the firm will even exist by this time next year, let alone be building anything.

    If you have to wait anyway, do so without risking £500.

    How does the price compare for a similar house for sale in the same area?

    This should be your starting point when looking to get this new build at a good price for yourself, remember take into account new kitchens, bathrooms,boilers etc add a few grand on the price for these!

    Once you have a figure in your head which you think is a good purchase price
    make a cheeky offer first to test the water, (make sure they have your contact details) if the offer fails walk away for a week or two and see if they get back in touch with you.
