Building A House In Gorran Haven Cornwall

We have recently accepted an offer on our house for £165,000 having dropped it from £180,000 to a developer who wants to build a large secure unit on its plot....Both myself and partner want to build our own house to cater for our family needs (severely disabled teenager and two boys children). A building plot has come on the market at Gorran Haven for £100,000, my only concern is the cost of building a dormer bungalow with two downstairs and two upstairs bedrooms.... driving down to view it next week....any ideas anyone on cost of building a modest house and does anyone live in Gorran Haven to give us an insight into life there.....many thanks....

    Allow at least £1,000 per square metre of habitable space including garages, outhouses etc., and don't go overboard on the fancy technology people will try and sell you if you do self build. Sketch out what you need, not what you want and see if you can afford what you need. Then you can decide what you want to add onto that.

    I've been there, and it's very pretty, but I'm sure the local employment isn't great - do you mind me asking, what you do for a living (or your OH, if you care for your children)? It's a very touristy spot so I'm slightly surprised at building plot for £100k (or maybe not in the current climate hmmmm).

    You should know that a small 2 bed house is about 80 square meters, measure your current house to get feeling of size.

    Where are you planning to live while building?

    If it is £1K psm, then a reasonable 4 bed is at least 120 sq m (excluding garage etc), so at least £120K.
    If you are querying your Council Tax band would you please state whether you are in England, Scotland or Wales
