Yes, Tibbledom when I say LA I mean Lettings Agency and not Local Authority. What an awesome and so helpful answer, I shall use your information wisely and see where I get.

I shall just keep everything crossed and see what comes back. From that I can use Tibbledom's incredibly extensive and helpful advice to decide my next move.
I cannot find anything which limits the amount of increase, but the actual physical condition of the property has not miraculously suddenly gone up, so I honestly do not think the Lettings Agency would agree to him raising it more.
That and hope to goodness I might get a payrise in June.
