The OP says they have no references & has never rented before, so any good LL would want a guarantor.
Are you suggesting he finds somewhere with a less careful LL? Perhaps somewhere where he can pay in cash, & the LL doesn't bother with registering the deposit either
Plentiful and cheap properties combined with unable-to-sellers and desperate landlords, imho, blows this argument out of the water. All renters start somewhere, many landlords will be satisfied with the sight of 6 months bank statements and a work reference and a credit check. Personally I wouldnt class this as a run of the mill 'careful' landlord, but one that is really looking for that 'extra' protection for his investment, which is obviously his prerogative.
There are equally 'careful' landlords out there who wont require a guarantor.
Paying cash and not registering the deposit is obviously a nonsense and has no bearing on the O/P sensible question and my sensible response.0 -
my eldest daughter has just signed up for a private 5 bedroom house with 4 other girls, who are all university students, they each had to get a parent to act as gaurentor,
as said this only covers the rent, although individually, ie i gaurantee just my daughters share of the rent
other bills are separate adn nothing to do with mesmile --- it makes people wonder what you are up to....

If you are the only person on the TA - the LL will hold you entirely responsible for any damage, etc even if your g/f caused it. That means your mum will be guaranteeing it too.
Does the LL know that the plan involves your g/f residing at the property without being a named tenant? Most TAs specifically disallow this as it can cause legal complications for the LL.
They are aware of this, and they are also aware that for a certain amount of time I will be alone (i.e. to begin with).Rental properties have never been so plentiful and so cheap, unless this is the absolute perfect must have property', is it not easier to simply find an alternative?
There are a huge amount of rentals out there but many are either awful or the landlord is asking too much. I think with this we have found a good balance. We did try a few furnished places and each time we felt like a visitor in someone elses house; the furniture put us off so we have gone for unfurnished. It was difficult actually to find an unfurnished property at all, and we did have a few other requirements like parking, location for work and shops.
Finding a place to live for the first time has been an odd learning experience and a wee bit stressful, but I am really happy to have found somewhere - both of us are

If I ever needed a guarantor, I wouldn't be able to find one.
While I appreciate a LL needs to protect themselves, not everybody fits into a neat box for such things.
I'm perfectly stable and solvent, it's just I don't know or have anybody who would meet the criteria to be a guarantor. I can see myself living in a van possibly if I have to move to start a job.
I can't be the only one.0 -

Presumeably you could do other things to satisfy a LL, like getting your bank manager to write a letter confirming you have funds to pay the rent.I'm a Forum Ambassador on the housing, mortgages & student money saving boards.
