Prices offer in Scotland, what would you bid??

I need info on behalf of my mum 
She has seen a house she likes that is offers over £145k (it in NE scotland) and was wondering what kind of offers people would put in for this. We and my hubby sold when it was still a sellers market so we are used to prices going 15-20% over the price, but i have been told that lately they are going under the prices over price. Has anyone got experiance of this and how much under they got house for.

can't get a link as i can't get onto the website at work. It a 2 bedroomed upstairs downstairs, living room, kitchen, bathroom, all in good condition. Nice good sized garden and drive. been on the market for a fair while.0

Have a look at nethouseprices.com and look at the sold prices for that street.
Sounds like quite a standard house, so you might be able to get a good comparison.
Worth a look at least.0 -
it sold for £65k in 2002 which makes us think they might take £130k, it been on market for ages.0

Not sure what the market is doing in Scotland with the OO business just now. I would assume they would be at least asking for the price OO is set at, otherwise they would have opted for fixed price.
The OO is always set at under market value though, so i doubt an offer of under the under value would be treated seriously?0 -

most properties here at moment are going for well under the prices over amount. example was a workmate, who got a house that was prices over £190k and got for £160k, another was fixed price £290k and the got for £250k0

And being honest the exact where in the NE of Scotland is huge; Aberdeen prices at worst level; Keith well!!!!!
Get your Mum to talk to her solicitor; if he's selling this property then she needs a new solicitor, and he can advise her; and if there is no closing date then bid down tomorrow; she can up a bit the bid on Monday; and a bit more on Wednesday
If my Mother's home in Huntly was to be on the market today it would get £60,000 in 2002 it cost £40,000; this really is "talk to your local guy"0 -
I live in Scotland. The local estate agent told me last week that they have moved from expecting around 10 -20% over the asking price to around 10 -30% under.0
