Think back to this time last year, hardly seems like 5 minutes ago doesnt it?
My point is, wait a year see what pans out then make a decision.

DS says he died, disappeared into the ether, then popped back sometimes as a ghost.
Apparently, he became one with the Force (and that's as much as I can look up for now)

Who valued your house? If it was an EA who told you it was worth more than you paid for its unique appeal, I'd treat it with a pinch of salt. There does seem a distinct number of people in denial who accept that property prices are going down, but seem to have a mental block when it comes to accepting that theirs has too!
Pay off some of your mortgage rather than buying a flash car - when your mortgage rate runs out you'll only get a new deal if your Loan to Value ratio is under 90%.0 -

Heh its actually quite infuriating having to bite my tongue when colleagues and friends speak about how they recon they've lost on their houses.
The bottom line is I was out bid on identical houses to the one I eventually bought but in not as good streets. Others went for up to 95K which we thought was wayyy too much.
Then the one we eventually bought was on at 85K and we offered less and got it. The place was a DIY disaster, the previous owner had removed a door and put a silly archway into the living room, as well as lining the bedroom ceiling with mirrors (I kid you not- I still have the pics!!!!).
We saw through the crazy ronseal style stained facings and doors and completely stipped the place head to toe. Luckily my dads done a few properties and my girlfriends dad is a plasterer!!!
So do date we've ripped done the ridiculous picket fence he erected in an otherwise open plan gardened street, chipped it, dropped the kerb etc, made a drive, plastered the whole house, new doors, facings, skirtings, bathroom etc. (New windows and kitchen were already installed although dwarfed by the hideous decor).
I recon we've only spend a total of 3K and thats including furniture. Oh and we replaced and relocated the hot water cylinder into the attic and put in a new cold water tank too.
Anyway, still hunting for cars... its a nightmare!!!0
