    Its half two storey and half 1.5 storey.

    There are a lot of other variables to think about - how long a lane do you need, is there nearby electricity, is it on a slope, does the ground need piled etc etc. Also labour varies quite a bit across the country.


    Its a replacement dwelling on a site on a main road, with the main sewer running under the road passing by the front of the site, but I take your point re cost variables

    We have a fair idea what it will cost but I was curious as to what the concensus was from those who have done this recently - ie, are rates down because of cheaper labour costs, up because of material costs or roughly the same as say a couple of years ago
  • I know people may take this as a bit of a Joke but have you thought of a Straw Bale House (Google Amazonails) I see it's been mentioned on the BBC news site today as a council in England are looking at building some Social Housing of this type. Don't know if it would be massivly cheaper but I'd imagine they would be Very Very well insulated.. Great in this time of high fuel prices (and I'd imagine they'll stay at these prices for a while)

    (Oh and there are No Big Bad Wolves in Ireland.. wild ones any way... :rotfl: :rotfl: ) Sorry couldn't resist!!

    We are looking into new build ourselves. Family of ours just completed a house before xmas and their total build cost was £150,000 for 3600 sq ft built with block and using one builder for the lot.

    I have been looking into timber frame and it seems to be cheaper and quicker to build.

    We completed a timber frame self build in mid 2007.Approx 2100 sq ft build cost £100,000 all in. Timber frame wasnt really any cheaper -just the insulation properties are better. Guidline cost was £50 per sq ft. With timber frame the contractors and designer need to know what there're doing as its a different build strategy.

  • Hi I am curently looking to build a house in N.I with land already acquired. I was wondering how much per sq foot would it be? will be a storey and a half.

    It will be about £550 - £650 per sq m. It all depends on;

    • The actual design, I have seen houses with more steel than a road bridge! Strange roofs with lots of cuts and lead, changes of level etc. etc.
    • The foundations. May be on bog land or partially on rock.
    • The standard of finish, inside and out.
    • How many bathrooms.
    • The electric, and heating specs.
    • Site drainage and sewerage.
    If you do not keep it simple prices rise very easily. Some houses cost well over £100/sq.m

    Properly price in ALL service connections and associated work. Do not assume as some can be severe.

    Chose your builder well, and be very careful about paying in advance for goods and materials. If you are getting a loan to build ensure that the Banks requirements regarding certification are met when choosing builder or the person designing. Can they sign it off on completion? When the house is being built make sure who is responsible for the insurance!

    I would be hesitant on timber frame, long term air tightness issues and I am not convinced they offer savings for the individual house builder. Basically you are replacing cheap blocks with timber.

    If I were building my own house now I would try and build a house that was virtually self sufficient on energy. IF I could afford it I would increase the insulation, put in heat recovery ventilation, triple glaze argon filled K glass or better and install an air source heat pump and a few solar panels. I would spend to reduce future running costs and cut back on the likes of kitchen cupboards. I would also use LEDs for the lighting. Get the basics right.
