The problem with regeneration is that people seem to expect it to happen overnight. I own in Bradford city centre which is not great at present, but I am very involved in the community and therefore I have a reasonable understanding of where the regeneration is at and what funding has been firmly allocated. I see the biggest barrier to progress being the negative attitudes of many Bradfordians.
I bought five years ago knowing full well this was a long term investment - yet by 2007 my flat was worth 50% more than I paid (no longer of course!). Community spirit can be fostered anywhere there are people willing to volunteer their time, and it makes good CV material.

Horrible area, and ar5e end of absolutely nowhere. I wouldn't live there even though it is VERY cheap, and I lived in Peckham for years.

I consider it old, because when my DD started looking into Thamesmead, this property was listed April of this year, that why I know the whole block went up for auction through the Andrew & Robinson website. I have been keeping an eye on property in this area, to ensure that she was not being ripped-off on asking/offer price. So most of the stuff on right move, in some cases is not really up to date.
