barratts or persimmon? are new house worth it?

Looking into houses being built by the two companies on the same development. Offering good deal on morgage but you never get that much space in new house apartments compared to houses but the repayments are cheap. Also its whether we can sell it when we want as they are always over priced and what if they stop building? when we are already living there. Ive heard Barratts are not too good with good workmanship.Not always a good standard Help!

    Sounds like you've already decided a new build is not for you. Buy a second hand place. (or rent)

  • Lol yes just what I was thinking. You have so many negatives there how on earth would you turn it around?
    With the space issue, the new builds they are presently building are very spacious. Houses are usually 3 storey so tend to have vast spaces.
    The site we are buying at have sold 5 houses this week alone so my newbuild has now been brought forward by over a month. So they arent even slowing any more let alone stopping building. Buying a newbuild from plan and having the risk of incompletion within the timeframe is a risk you have to take. If you buy one built obviously you wouldnt have that problem.
    I cant really comment on the quality. Obviously you have the guarantee for 2 years to put right whatever isnt up to scratch but not sure would prevent shoddy workmanship in general.
  • They do seem hard to sell on so have a serious think about how long you intend on living there for - would you soon outgrow apartment?

    They are all over priced and banks want 20% for new builds deposit for the reason that they are all now overpriced and will suffer huge losses in value

    Bought a Barratt house 3 years ago and overall the workmanship was pretty good. Most of the work is done by contractors who could be working for Persimmon one week and Barratt the week after.
    What matters more is if there is a good site manager on the development and what standard of work they let the contractors get away with.

    After you pay a reservation fee you go around the property with the site manager and do a snag list of things your not happy with then go back and check the problems have been put right before you exchange contracts.
  • With new build you do get a 10yr NHBC warranty which covers structural, poor workmanship etc........

    However the NHBC is funded by the construction companies so Im not sure they are "impartial" enough.

    Theres been a lot of problems with NHBC inspectors not doing proper inspections during the construction of properties.

    I think Persimmon may be even worse!! I have not heard a good word spoken about them and the houses next to mine are persimmon. People had banners made up and placed outside their homes because the workmanship was so bad. Some couldn't use the third floor as they were not insulated at all therefore freezing and it took over a year to get them back in to fix the problems. I think they could possibly be nominated for the worst builder ever!!!

  • Just to say i bought a Barratts home and we haven't had any major problems. There the obvious snagging that needs done, but these have been done without any problems and any problems we have with road and that has been wimpey's fault. (Wimpey made a deal with barratts and Barratts built some houses on wimpey land)
