    Why did they swap the bedroom/lounge.

    Presumably because of the relative size of the rooms - one's three times the floor splace of the other. 8'11" x 8'11" isn't big but you could at least just about get a double bed into it - but there's no way you'd comfortably get a three piece suite, coffee table , tv and hi-fi

    I think the weird layout is original.
    The big room is on the top floor so no flat above.

    1) its half an hour to walk to work instead of 15 minutes
    2) it seems to be in a bad area

    Just realised my post was ambiguous; i didn't mean 'original' as in interestingly different; i mean as in 'it was originally built that way!.

    But I may change it by swapping kitchen and bathroom - bedroom would then be next to bathroom instead of kitchen.

    It does seem very odd having to go through your bedroom to reach the kitchen.
    Swapping the kitchen and bathroom would make a lot of sense, but it sounds pricey? For a one bedroom flat, you don't want to be sinking too much into it if you're only planning to stay there for a short while.

    Will you promise us something? That you'll at least be keeping an eye out for other properties that come onto the market. Most people are here to try and give advice to help others save money. I'm really worried that this could end up a big black money pit.

    But even then 1-bed flats with the loo through the bedroom generally considered less desirable - imagine your girly is tucked up whilst you and a friend watch a film having a few beers - he has to trudge through past her for a pee.... or you have mates to stay and they need the loo in the night..... 2/3 years is very short time - average the solicitor/mortgage fees etc over 24 months etc... not to mention the building plans... if the flat is so badly laid out it's alot of hassle and cost to change the fundamentals...
  • OK, so I've had my offer accepted.
    It's what I decided the place was worth , and 20% less than it was originally on at.
    I have 70% of the purchase price to put down.
    Compared with renting, it is cheaper - based on the interest I lose on the money I put in, plus the interest I pay on the loan. BUT of course if it continues to lose value as well, then it is probably not cheaper!
    So, slightly cold feet...
    Some interesting thoughts on 1-beds and their inflexibility - people only buy 1-beds if they can't stretch to 2-beds....

    Well, I'm seeing it again tomorrow (3rd visit) but I remember the upstairs room as quite nice; its a big 3rd floor room overlooking a playing field. Downstairs is a bit poky, true.

    Well,there's only me gonna live in it, so i don't need a 'nice' 3-bed semi, and just wouldn't want to sink that much into a property.
    This is a slightly grim flat in a fairly 'good' area... the only houses I could think of buying would be in a very bad area where I would be scared walking around at night.
    A 2-bed Victorian terrace (like the one I'm renting a half share of) would cost at least twice as much to buy as this flat. And the bedrooms would still be tiny, and I would have to go downstairs when I wanted the loo in the night, like i do now - drives me nuts.

    Admittedly I did see a flat in the area that was MUCH nicer, 2-bed flat in converted victorian school, but I thought it was way overpriced at £220 000. I offered £175 000, which would have been the absolute max I could afford, but they turned it down. (I checked again when my offer on this one was accepted - still no deal.)

    So, its not the perfect place, but still seems like fairly good value comparted to other things I've seen. I looked at quite a few, but only looking in a v restricted area as want to be able to walk to work - saving huge amounts by not running car.

    Yes, this is true.
    The other option is to do as the previous owner did, ie have the bed in the back of the big upstairs living room, and use the small downstairs room as dining room/study.
    Means you have to make your bed and keep it tidy tho'....
