what to offer??

My brother and his wife saw this place a couple of days ago and are really interested in it

I have checked property bee and it has gone from £145k to £135k since last June.

What do you think would be a good offer on this place? I don't know the area at all and neither does my brother (moving cause of work). Would £125k be ok or would you go in lower??

    Unless it is already very competitively priced, I would lok at 10-12% under asking price - so £118k ish.

    whats the worse that can happen, offer what your happy with and run with it there, the worst can happen is that they say no but i will take 130k!!

    Thanks, not sure what the street is going for. There are lots of different styles of houses about.

    Will double check and see - £118 seems very low - do you think prices will drop that much??

    Don't offer any more than 20% below asking price. Believe me, 80% offers are being seriously considered at the moment.

    By that much and more - £118k is a high offer.

    The highest a terraced house on that street ever achieved was £137k, and that was right at the peak in 2007. Prices nationally have fallen around 20% since then, so at a guide you should be going in at £109k - but that's assuming prices don't fall any further, whereas most people are predicting another 15-20% drop.

    IF they have to move - take it they dont have anything to sell? then they should go in at 20% below and take it from there. If they are chain free then its likely the sellers will snap their hands off. They can always up their price if the first offer is refused.

    Thanks for all the advice - I will let Brian know. I thought £125k would be a really good deal but you guys have convinced me that they should be putting in a lower offer. x
