Buying a New Build Flat - some questions...

Hey folks,
My partner and i are first time buyers and are looking at buying a new build flat in a development of an existing building.
The development was 10 units, 7 of which have sold, we are talking directly to the Developer, and we are wondering how much room is there for negotiating over price when the property is new build?
also if anyone has done this before can they tell us what should we look out for when buying new build?
Any advice greatly appreciated!

We negotiated a 5% discount on ours because we didn't want the carpets (we knew they wouldn't put good quality carpets in) and it was more viable to have the discount and pay for our own carpets. don't know if this would work with all builders0

don't be afraid to offer below asking price you are in a strong position first time buyers are hard to come by these days explain that you would be overstretched paying the asking price most developers want to sell all the units and move on they will be keen to negotiate a price that suits both parties remember if you don't ask for a discount you will never get one.hth0

decide what your really NEED not what you want and then ask the question.Greed is the one element that kills the deal,yes the developer will want to move on and yes you want to buy so to get to the win/win situation think carefully and go for it Good luck.my bark is worse than my bite!!!!!!!!0
