How much does it devalue your house by?
How can you prevent them from building whatever they want on it once it's theirs?0 -
it will have little effect on mine as i have about 200m garden.
if they built it would not effect mine really, but i doubt that is their intention looking at the position of land to house. Just 5k seem s bit low, but hardly worth going back with my thoughts as we are too far apart0 -
I have the same issue. Neigbour that backs onto me wants the width of my garden 8.5M and some 14/15 metres of its length. Approx 122m squared.
He has offered £5.5k, this sounds too cheap to me?
I was thinking atleast £12k
My friend was in the same postion as you. A land agent said the width of his garden - about 10.5m would be £1000 per liniar meter.Doing voluntary work overseas for as long as it takes .......

At our last property, we approached our neighbour to buy a stip of their garden which was about 60' x 10' . Wide enough to put three cars if you wanted to and made our existing driveway a 2 cars wide. the strip was unused from their point of view but they had to maintain it.
I offered £750 plus solicitors fees (we shared same solicitor) and they agreed. To be honest I would have paid up to £3k as it made a huge impact on our property's curb appeal and parking arrangements (no more shuffling cars around !!! ). £3k was about the right if you took property value and divided by square metrage of plot.
Solicitor made the changes to deeds and land registry. Bill came to £1200.
when it came to selling our property, the selling point the buyers liked was caravan and car parking space so it was a great buy from our POV.Mortgage free after 12years

That is incredibly cheap for quite a big bit of land. What a good deal.0

Had the valuations carried out. We managed to persuade 2 out of the three estate agent valuers to have a look at the land and give us an idea of value. (We had asked them to value our property in the first instance). Significantly, they were not that far apart. We now have a much better idea of the worth of the land, but on the downside - realised our house had dropped in value by ~6% since July 2008 !!0

Estate agent said i should be looking at atleast £1000 per linear meter, minimum.
So the offer of £5.5k, needs to increase to £15k to tempt me.0
