    As mine is a garage plus enough room in front to park another car I'm going to say

    garage = £7k
    parking space = 50% of garage value = £3.5k
    proximity to neighbors (convenience and security factor) = +30% = £3150

    Total = £13,650.

    So, sealed offers over £13,500 sound about right?

    I have no idea if "first refusal" is a legally recognised term. However, it is a promise that you made and in your shoes, I would at least attempt to honour it.

    Perhaps put your asking price to the neighbour with first refusal and see what happens. If the price is too rich, then he will decline and you are then free to offer it to the other neighbour with a clear conscience. It might be wise to let the other neighbour know now what happened five years ago so that he at least understands why you are thinking in certain ways.

    I'm afraid the price you hope to get would not be enough to make me conveniently forget that I made a promise and throw away my good reputation as an okay person. Can you afford to have one neighbour mad as hell at you and perhaps secretly looking for evermore to find a way to make your life difficult?

    He can have First Refusal on it at £15K ....

    If he refuses, then you can sell it to whomever ...

    If the land can be used to build a house extension on have you considered the difference in potential value between building plots and simple parking space.
