Need Some Advice

Hi

My husband and I are having to look for a new place to live as the flat we currently live in is (1) not really adequate for a new baby - i am due in april - as the heating bills are massive, we have very draughty windows that just about shut and other issues with the place; no carpets, windows that dont open, windws that dont shut, no heating in the bathroom etc etc (2) quite expensive given all the probs we have with it, we are basically paying for a good area!

dont get me wrong we like our flat, but our landlady hates paying out to get anything done and isnt too keen on the idea of us having a baby here, altho she has agreed to it.

anyway we have seen a couple of nice places via a letting agent which are between £60 and £90 less per month than what we are paying now, in another area which isnt so central and prob not as "posh" as where we are now. the problem is both hubby and i have had defaults on certain accounts over the last year or two so our credit rating is now classed as very poor! however, we are on the up, my hubby is a self-employed electrician who will be able to get excellent references from the builder he does a lot of work for and other people he works for and also from our landlady (who he also does work for!) i work part time and we have a regular income. we are able to pay both the months rent in advance and the deposit and fees as required. should i let the letting agent know about our credit history and hope that the references will be enough to get us one of these places? or should i just wait and see?

urgent advice would be appreciated as we are due to view the properties tomorrow!

No it's not just you! For the record, there is no obligation to seek permission from your LL if you want to have a baby.

i think she thinks she can get young, professional types in here, and means she would prob put the rent up too if we did move out! she rents out a tiny attic space in the same block and put the rent up from about £380 to £420 when the last tenant moved out! she's a nice lady, and not a bad landlady other than the lack of wanting to get things fixed, she just loves the money more!

we thought it would be the best thing to do as we did want to stay here! just with the heating costs and lack of carpet etc, it would be costing us prob half again in what we are paying now for the gas!

I'd move. Get somewhere well insulated and efficient.

we're hoping to, before the baby is born! we see 2 places tomorrow but im just concerned that we wont pass a credit check if it is required. we can pay the fees, deposit and rent etc but due to hubby being made redundant twice last year we defaulted on one or two things, hence the credit rating now very poor! he is now self-employed and work is busy so we have money coming in regularly, just one of those things that might hold us back! am hoping the letting agent wont require a credit check. she never said anything about it when i spoke to her, just said references would be required and fees.

Do you have some cash saved to pay an extra months rent in advance?

Will your current landlord give you a nice reference?

we have a little set by in my account which we have been using to get stuff for the baby. and with hubby's payments coming in pretty much every day we should be able to afford an extra month or maybe two. we would have to sit down and work it out! i think our landlady would give us a good reference. we've never missed a payment, tho the months where hubby got made redundant we arranged to pay the rent a week late as he was waiting for wages, and she has always been okay with that.
