help hot water really slow

hi im in rented property ,ive always had trouble with the hot water system ,hardly gets warm & quite slow but ive just gone to wash some pots up and now the water is barley dribbling out, have advised landlord , does any one know what the problem may be .thank you :confused: sorry if this is in wrong place .

    what type of system heats the water - combi boiler, water tank etc? and where is the unit
    Are you in a flat or a house?
    Do any of your neighbours have the same problem?
    How long have you been there and does the problem vary on time of day?

    As you have advised the LL I'd give him/her a chance to sort out, if you don't get a response then put the complaint in writing.

    It might be the hot water tank is so full of scale there is hardly any room left for water! I think you really need to talk to your LL about getting it checked.

  • hi thanks for your replies , i live in a bungalow and my boiler is a com-bi , and it is situated in the front hall in a cuboard which is right next to the, kitchen i have spoken to my neighbors and they don't have any problems.i have lived here two years and it has always been the same i have never been able to have a bath as it just not warm enough .[i do have showers lol] thanks

    Put it in writing. After a week if you've had no response write again and CC it to the private housing tenancy support office at the local council.

    You almost certainly have a scaled up secondary heat exchanger. Quite a cheap repair that should restore hot water flow and temperature.

    Only other thing I would check is on the pipes that come out the bottom of the boiler there should be a stop !!!!, on newer installs this is a blue switch that you turn in-line with the pipe for on and to 90 degrees to stop. But on the older ones you might still have a tap, if so just check that it is fully open. Any restricted water flow to a combi will interfere with it's ability to heat.

    Otherwise you need to put this complaint in writing and follow it through.

    Did you notify the problem in writing to the LL?

    If you didn't, then write today reminding him/her that you spoke/phoned about this on x date and the problem is unresolved. State in your letter that you can't wash up, bathe etc because of the lack of hot water and give him 3 working days to get someone out to assess it & then a further 5-7 days to get it fixed. Keep copies of your letters and send the originals rec delivery or hand deliver them.

    You may find it helpful to know that the LL has a legal obligation under S11(c) of the LL & T Act 1985 "to keep in repair and proper working order the installations in the dwelling-house for space heating and heating water", so quote this if necessary.

    The local council should have a Private Sector Rentals Team with a Tenancy Relations Officer (TRO) - the title may differ from council to council but their role is essentially to help tenants of private LLs with these sorts of issues ( they can speak to the LL on your behalf if necessary) You may also find it helpful to talk to someone at Shelter 0808 800 4444 on repairs issues.
  • hi &thanks once again for you replies i have a plumber coming out this afternoon to have a look , so i will keep you updated .
  • our old combi boiler had a filling loop that we had to use occasionally to top up the pressure in the boiler (every 3-4 months)- it may just be that the boiler pressure is too low

    hopefully the plumber will be able to sort it out for you without it costing too much!
