Ever thought of selling property without estate agents?
Hello,
I am no expert on my titled suggestion,but the savings would/could be MASSIVE.Lets ask ourselves afew basic questions:
What do estate agents do to warrent the high fees we pay them?
Well first and foremost,they have a list of potential clients that may want to purchase your property- maybe not...?
Once a potential buyer is found,they do there utmost to secure the highest price for the seller-maybe not...?
They keep you informed of how the sale is going...but to be truthful,it's the Conveyencer that will be updating them on how the sale is going...!
I have not asked many questions,but already a pattern of doubtful answers are forming.
Not all of us may be bothered about saving several thousand pounds in estate agents fees (I know I would be)....
So how difficult would it be to market your own property?
How much would it cost to have an advert in your local paper?
Surely you would know the pros and cons of your own property?
Maybe the fact that you could market the property knowing you have more leaway with the asking price (as you would have no estate agents fees in the equation).This would surely be desirable to any potential buyer?
Anyway I hope I have give you all something to contemplate.

I have seen a few people do this locally. I might consider the same.
If you think it's bad here try the USA.
There an agent who knows a customer is looking for say a 40 acre ranch for around $400k. Might find one for $300k and instead of offering it to the prospective buyer. Buy's it himself with a quick loan, and sells it to the customer... He makes $100k for doing his job.
Noot unlawful, but a bit underhand...... wish I had thought of thatNO to pasty tax We won!!!! Just shows that people power works! Don't be apathetic to your cause!0 -

I know estate agents that do it here as well. If I was in their positin I would do it too!.
I will definately going to consider not using an estate agent next time. But by not using an estate agent would we still have access to sites such as rightmove etc?does right move only let estate agents list properties or can the general public list their own properties?

there was a site mentioned last yr that you can advertise your house without a estate agent.. i dont know what its called but im sure someone more technical than me will find it... I sold my house without a estate agent. i mentioned it to as many people as i could at the school gates and low and behold someone knew someone who was looking in my area. came round and put a offer in straight away saved me abt £4 grand in estate agent fees.. also im on a main road so could stick a board outside nothing to say you cant.Those we love don't go away,They walk beside us every day,Unseen, unheard, but always near,

Rightmove charge agents £500+ a month to list their properties on the site. I am sure if you want to pay them they will be more than happy to let you list your property. Although they do have a minimum 12 month agreement. Don't think that option will save you any money - cheaper to let an estate agent do it.0 -

I tried advertising my house with the little house company. In 3 months I got one viewing. I gave up and put it on with an estate agent and in the first week got 6 viewings.
I think it's easy to underestimate both what estate agents do, and also the influence they have. When most of us go looking for properties, we contact the agents in the area that interests us. If your property is with a decent well-located, well-publicised agent you can pretty much guarantee potential buyers are going to see it. If it's in a paper, or on one of the less used property websites (ie. not rightmove) then there's every chance a buyer will miss it.
Also an agent can encourage buyers to consider your property when they might originally have passed it by. Something a static ad can't do. They'll phone buyers on their mailing lists and really big-up the aspects your your property that might suit them. Try and talk people into viewing - to see if they like it more in the flesh. They'll be enthusastic about it and put it in a good light.
Plus, when I sold my place, the estate agent worked wonders on keeping the sale going through - when problems arose, he had the local knowledge of the area, and of similar properties to explain things to the buyer and keep the buyer calm - something the solicitors didn't have. He knew precedent of how similar sales proceeded. He knew he only got his money if the sale completed - so he had a vested interest in keeping things on track - again something the solicitors don't care about - they get their money anyway.
Private advertising might work in a hot market, when properties are flying off the shelves. But in a tougher market like we have now, vendors need all the help they can get.
Of course - if people want to try selling their properties themselves, why not! Give it a go - I did. But don't underestimate the job estate agents do, and don't be surprised if it doesn't work. :rolleyes:0 -
