    "Personally I would expect legal fees to be about £200-£300 plus VAT"

    Thats a bit cheap unless its very simple and straightforward. I would anticipate between £350 and £500 plus VAT as otherwise it just isnt worth the Solicitor doing it. Profit on that will probably be 40-100 quid

    How do you define profit? It's almost all labour (less any costs for phone calls, photocopying, etc if not listed as disbusements) so it's all profit.

    ...I think Premier has quoted disbursements a bit on the high side as well.
    As I said, it was based on a post of actual disbursements by a poster in another recent thread

    I've missed out a lot of the disbursements as they don't all usually apply (and some were 'extra' due to it being an online discount conveyancer)

    im currently going with countrywide, they quotes £1420 got the written quote too. i thought it was quite high myself!!

    With something like solicitors and other professionals, I'm not sure shopping around for the cheapest is the best idea. When I selected a solicitors I went with the one who I could always get in touch with, either answered the phone or called me back shortly after leaving a message, I spoke about my concerns with the property and he explained the problems in a way I understood, and he seemed to know what he was talking about. In the end he was going to save us many times his fee by arranging the purchase so that stamp duty was not paid. (It was a complicated purchase with various dependencies).

    When you get several quotes you'll find that most are within range and some will be higher and some will be lower. Judge by your own experience of having got the quotes and other people's experience.
  • I'm currently looking at buying a house for around 70k.

    I asked my EA who they recommended and they suggested one who will charge £905.

    The house i'm looking at is a repo so i was a little worried about being out bid when it goes into the papers.

    The solicitor has said that they will only charge for any searches that have taken place if it falls through (which will be no more than 300 pound).

    Does anyone know if this is standard procedure for solicitors or are these guys an exception???

    Ask several others for quotes. Get them in writing and check what additional costs may be incured if it's a tricky one.
