Can I Use Old H.I.Ps Pack

Right here goes, me and my OH bought a house at auction after one viewing thought it was the house of our dreams, we were going to move in and make it perfect, anyway got the keys on the Friday night went in on the Saturday morning and my OH said she couldnt live there. So what we,ve been doing is tarting it up hoping to sell it A.S.A.P. Please bear in mind we had no intentions of selling it, but we both agreed we had made a mistake buying it. What we are doing basically is a damage limitation money wise, bearing in mind the current climate, anywho is it possible for us to re-use the H.I.Ps pack that was used when we bought it. We bought the house in October and hope it will be on the market in the next month or so, by the way we are going to try selling it private before we go through the E.A, although we will have it valued by them first to give us a rough idea of the price

just out of interest what was the reason she couldn't live there?
Was it something which will put other buyers off or something that you would need to address in doing it up?0 -
Truthfully theres nothing untoward with the house its just that we,ve always lived in one district of a town. And suddenley realised she cant just go to visit her friends or relations as this is in a neighbouring town and without catching 3 buses and a good 2 hours travelling each way cannot get to see them, unless im there with the car0

The HIP belongs to the seller but your solicitor may still have it. Dont us it without the sellers permission. To answer your question, yes you could use most of the HIP, i.e. the searches, EPC and title plan but not the title register, index and sale statement.0

Because we paid cash for the house the solicitor gave us all the deeds and paperwork she had, this included the H.I.P.S pack, so sorry for appearing thick but how would we go about getting the bits doing we need, ie do we go to an estate agents or solicitors. Many thanx in advance0

Your solicitor can get all the necessary paper work to update the HIP. All you should need is a new title register (£3.00) New index and sale statement (Cost nothing) The searches should still be valid (less that 6 months old) so is the EPC.0

Its also the fact her friends and family would find it hard to visit her, although your probably now going to suggest paying for all those to learn to drive0
