You should get the washing machine replaced/repaired yourself plus the boiler serviced and deduct that from your rent.
With no rent coming to through I'm sure that you will receive contact shortly so make sure you keep a record of the times you tried to contact him and the bills for the repair/maintenance work.
If you know the buildings insurers you could contact them about the aerial and they might help.

As trogg says, you really shouldn't have withheld rent without having first sought your own legal independant advice."Now to trolling as a concept. .... Personally, I've always found it a little sad that people choose to spend such a large proportion of their lives in this way but they do, and we have to deal with it." - MSE Forum Manager 6th July 20100

Legally it may not be right either.
The only requirement is for an address to be provided for service of legal notices.
If the LL has employed the services of a LA, the perhaps the LA is also the address to serve legal notices on the LL (it depends on the terms of the agreement between the LA & LL)"Now to trolling as a concept. .... Just a thought, reading between the lines, I bet the landlord is in trouble with any mortgage that is on the property.0

That crossed my mind too, but i feel (and its just a feeling) that the LL is totally unaware of what a pillock he has employed as a LA "Its not the size of the dog in the fight, its the size of the fight in the dog."0 -

Sounds like the LL would have taken your word for it and you could have had 5 months rent free!
Yes. So many times, you wouldn't believe it!

YES! I think that is quite reasonable. Money talks. If he has a problem with that maybe he should have some regard for your problems with the property! For everything else, there's MSE :T0

Would citizens advice not be your best bet?
Place everything down in writing, phone calls, when messages were left etc etc. State that you were at the end of your tether and had extreme difficulty in contacting your LL. As such you have withheld the rent until you gain response from your LL, in which case upon resolution of such issues documented will willingly pay your outstanding rent in full(check this with CA though).
I am no lawyer, and by any means do not take the above as the be and end all, but there is a law where the LL must keep your property in a respectible state of repair, albeit there is some grey areas on what this covers.0
